Pets & Allergies Restrictions

-This is a Pet-free home due to severe owner allergies. Please note that bringing

any animal into the home, even briefly, may trigger health issues for the owners and future guests. We appreciate your consideration in helping us maintain a safe environment for all.

 

-Smoking & vaping are prohibited anywhere on the property. Violation results in a $500 fine. If our cleaners find evidence of smoking on arrival (including odor), additional fees apply to make the home habitable for the next guest. Guests will be responsible for any lost rental income if future reservations must be canceled due to smoking-related issues. Please note, smoke odors can transfer via clothing and will be treated the same as indoor smoking.

 

Booking & Occupancy

-Minimum age to book: 25+. The person booking must remain on property during the stay.

-The primary guest is responsible to inform the host how many adults and children will be stay on the property.

-Maximum occupancy must be respected. No extra guests allowed.

-No fraternities, sororities, or school groups are allowed unless prior approval is granted by the Owner.

 

Behavior & Conduct

-No parties, events, or excess noise. Please be respectful of neighbors.

-No firearms permitted on the premises. Firearms must be kept locked in your vehicle at all times and not brought onto the property. 

 

Property Use & Safety

-Guest must only use appliances, furnishings and amenities as intended. All kitchen equipment, dishes, silverware, etc must remain on the property and not be taken offsite. Furniture must stay in place and not be rearranged. Fees will be assessed if maintenance must restore, recover, or replace items.  ​

-No tampering with security devices, WiFi, or locked closets.

Bunk Bed Safety

-Use of bunk beds is at your own risk. The top bunk is for guests age 6+ only and has a 175 lb weight limit. Owners are not liable for injuries related to bunk bed use. By booking, guests agree to follow all posted safety guidelines and assume all responsibility for use.

 

Hot Tub use

-Cover must remain on when not in use, and do not sit, stand, or jump on the cover. Maximum occupancy is 7 people at a time. All children must be fully toilet-trained and closely supervised at all times. A $250 cleaning fee will be charged if vomiting or defecating occurs in the hot tub. Glass is strictly prohibited in and around the hot tub; use plastic only. Do not add soaps, oils, or other products, and do not tamper with the chemical floater or tablets. By using the hot tub, guests accept full responsibility and agree that the owners are not liable for any injuries or accidents.

 

Personal supplies

Toilet paper, soap, etc. are provided for initial use only. Please bring extras for longer stays.

Trash

-Bag all trash, do not leave food outdoors, and place trash in the bear‑proof receptacle located across the driveway, on the right side as you drive up to the house.

 

Wildlife & Mountain Setting

-Regular pest control is performed, but due to the location, you may encounter insects, wildlife such as bugs, spiders, bats, raccoons, skunks, snakes, and black bears. Wildlife encounters are rare but at your own risk; we are not liable. To minimize risk, keep all doors and windows closed, store food properly, and place all trash in the bear-proof bin located on the right side of the driveway. Do not leave food in vehicles, and always lock car doors.

 

General Terms & Consequences

-Violation consequence: Failure to comply may result in eviction without refund.

-No refunds for circumstances outside host control including weather, power outages, non-functional amenities, traffic, illness, construction, external noise, etc.
