Hidden Haven Terms & Conditions

​​-Minimum age of 25 years old to reserve a property.
-A rental agreement is required to be signed by the person making the
reservation after the booking is confirmed. The agreement will be emailed to
the primary guest and must be received by the host prior no later than
two days prior to check-in.

-A $200 refundable damage deposit is required for all stays and included in the total payment. The deposit will be refunded within 3–5 business days after checkout, pending inspection of the property. The deposit will only be held if damages, excessive cleaning is required, or missing items are discovered after departure. Guests will be notified in writing if any or all of the deposit will be withheld.​

-There is a $500 cleaning fee per stay.

-All accidental damages must be reported to the host before departure to qualify for protection.
-Guest agrees to leave the property in the same general clean and undamaged condition it was in at arrival.
-Guests agree that the premises shall be occupied by no more than the maximum capacity of 14 as stated in the property listing. Occupation by more than the stated number of guests or maximum guest count will result in termination of the rental and forfeiture of all rental fees and deposits. Guest agrees to state how many adults and children will be staying on the property.
-No refunds will be made for early departures or delayed arrivals, or for schedule changes due to inclement weather.
-Check-in time is no earlier than 4 pm, and check-out time is no later than 10 am at all properties. However, you may reach out to your host to see if accommodations can be made for flexible check-in and check-out. There is a $50/hr fine for unapproved late checkouts.
-No parties, fireworks, ATVs, or discharging of firearms are allowed at any of the properties.
-Guests agree to conduct themselves in a manner that is respectful to the neighborhood, residents, and property owners.
-Quiet hours begin at 10 pm and end at 8 am.
-Smoking (cigarettes, cigars, pipes, vapes, candles, or any other substance) is not allowed inside properties or on decks or porches.
-Due to the location in the mountains, guests are likely to encounter wildlife (deer, bears, raccoons, snakes, and bugs of various types, including but not limited to wasps, hornets, scorpions, etc). The host does not accept responsibility for any injury caused by wildlife.
-Guests agree to review fireplace rules, be aware of the location of fire extinguishers, and conduct themselves in a safe and responsible manner. Any evidence of tampering with gas logs will result in a fine.
-Guests agree to communicate with the host in a timely manner during their stay; otherwise, they may be asked to vacate the premises. Communication can be via text or email with the host.
-Guests understand that they are solely responsible for any loss of personal items by any person in their group while in residence. Returning items is not guaranteed; however, we will do our best to return any lost or forgotten items. There is a $30 return charge plus shipping/handling and parcel insurance fee if requested.
Guest acknowledges that the owners will not be held responsible for the failure of any other company due to said company's error or service interruption (e.g., electricity, satellite, water, gas, internet, etc.). However, we will do all that we can to remedy any issue in the shortest time possible. There is a whole home generator installed to prevent loss of electrical power during your stay.
-The guest acknowledges that no items shall be removed from the premises for ANY reason. Loss of property items will result in a charge to the guest.
-Moving any furniture and decor indoors or outdoors is not allowed.
-Each property has a locked closet for cleaning supplies. You will be charged a fine if the locks, doors, or both are found broken or tampered with.

Cancellation Policy:
If the reservation is made less than 30 days prior to the check-in date, the guest may cancel their reservation up to 48 hours after the reservation is made and receive a 100% refund. After the 48 hour period until 7 days prior to the arrival date, the guest may receive a partial refund of 50% of every night reserved. Cancellations made within 7 days of check-in are nonrefundable, and all payments will be forfeited.
If the reservation is made with more than 30 days from the check-in date, the guest may receive a full refund until 30 days prior to the arrival date. After the 30 day prior to the check-in date, the guest may receive a partial refund of 50% of every night. Cancellations made within 7 days of check-in are nonrefundable, and all payments will be forfeited.
All requested cancellations must be confirmed in writing and are not complete until guests receive a confirmation email from the host.
